Solidiam and 3B Group recently reached agreement with P3 on the sale of a new sustainable XXL distribution center to be built in Emmen. The building will be built on the A37 business park, located directly on this highway with good connections to Germany.
“We already have a large portfolio in the Netherlands and see this development, which came off-market, as a unique addition,” says Leon Vie of P3. “Partly due to the scarcity of available plots and continued user demand, this large-scale DC will offer exceptional space for the market.”
According to Ronald Egger of Solidiam, this is one of the largest developments that Solidiam is currently realizing together with 3B Group. “Construction will start in May and there is already concrete interest from various users. The transaction with P3 indicates that there is continued investor interest in the logistics market segment,” says Egger. It is reported that Solidiam will realize such a large-scale distribution center in the short term, the details of this have not yet been announced. Solidiam has previously developed approximately 120,000 sq. m. of logistics in Zevenaar, among others.
Goldbeck is responsible for the construction of this sustainable building (Breeam Excellent) with a total size of approximately 66,160 sq. m. including a 58,013 sq. m. warehouse, 4,706 sq. m. of mezzanine and 3,441 sq. m. of office space.
Uijthoven Vastgoedadvies completed the transaction on behalf of P3. Dentons advised the buyer on legal and notarial matters. The seller has been advised by Rechtstaete.
